November 2020 HDB BTO Guide: 5 New Launches Including Bishan, Toa Payoh & Tengah

After a round of delayed launches during the Circuit Breaker, HDB BTO projects in Singapore are back on track once more, with November 2020’s launch released on schedule. This time, there are 5 new projects scattered all around the island in both mature and non-mature estates: Sembawang, Tengah, Bishan, Toa Payoh, and Tampines

Applications are currently open, but if you’re still panicking over the plethora of choices and can’t seem to make up your mind, here’s a quick guide to each estate’s BTO launch - including the prices, available units, and an analysis on amenities like MRT stations and malls - so you’ll have a clearer idea of what you’re getting into.

Make sure you throw your name into the ballot by the deadline of 23 November 2020!

#1: Sembawang/Canberra

Sun Sails at Sembawang is the most affordable BTO launch for November 2020, so if cost is your top priority, this is the project to consider. It is a 15-minute walk from both Canberra and Sembawang MRT stations, which will give you a good workout as you head off to work every morning, but if you’re not up for the legwork, there’s a short 5- to 7-minute bus route to Sembawang.

You’ll be right across the road from Sembawang Shopping Centre, where a sizeable Giant supermarket and a handful of casual dining options like Just Acia, Chic-A-Boo, and Astons await. You don’t have to be confined to the mall, though, as the vicinity is full of little standalone eateries like the famous Sembawang White Bee Hoon and Western restaurant-bar Flamingg Mangos.

On weekends with the family, you can unwind with a short walk to Sembawang Hot Spring Park and give your feet a good soak for free, or visit Canberra Park for some playground fun.

There are a bunch of schools in the area - including Canberra Primary School, Wellington Primary School, Endeavour Primary School, and Sembawang Primary School - located at least 15 to 25 minutes away on foot. Younger children might need some ferrying if parents are uncomfortable with them walking such distances unsupervised.

#2: Tengah

There are 2 BTO projects up for grabs at Tengah this month, which might give you a better chance of snagging a unit. Compared to Sembawang’s 238 4-room units, Tengah has 570 units for the same category alone, which is more than double the amount. Both projects - Garden Court and Garden Terrace - are located in the same area with the same facilities, so there’s no need to worry about fighting for a specific one.

Being part of Singapore’s first smart and sustainable “Forest Town”, it is no surprise that these new BTO blocks come with courtyard gardens and roof gardens. The playgrounds here are thematic and quirkily modelled after nature motifs and garden bugs.

At present, the entire area is just a patch of grass, so there’s not much you can refer to on Google Maps. But take heart in knowing that the plot is located close to 2 upcoming MRT stations, Hong Kah and Tengah Plantation. It will also be framed by Tengah Pond, Central Park, and a garden-themed farmway, so you will be surrounded by plenty of nature.

If you value convenience, you’ll love Bishan Ridges, which is situated just a 5-minute walk from Bishan MRT and Junction 8 shopping mall. Here, there’s already a library, various neighbourhood parks, a swimming pool, sports hall, community centre, and plenty of mom and pop shops around the estate, so you’re pretty much set with everything you need at your doorstep.

When you need a quick breather, take a short 3- to 5-minute walk to ABC Waters @ Kallang River where you can rest your eyes on a tranquil scene of the riverbank. If you follow the stream and keep walking, you’ll end up at Bishan-AMK Park, a sprawling space with numerous  al fresco restaurants and a dog run.

#4: Toa Payoh (Bartley and Bidadari)

This time, there are 2 launches for Toa Payoh - although it would be more accurate to say that they are located at Barley and Bidadari instead. Fittingly, they are named Bartley Beacon and ParkView @ Bidadari - with the former right in front of Bartley MRT station and the latter less than 5 minutes from Woodleigh MRT, as well as an upcoming bus interchange and mall.

Facing the upcoming Alkaff Lake, ParkView @ Bidadari will give you that waterfront living experience along with easy access to 10 hectare Bidadari Park, which is set to be a great place for birdwatching. The blocks are built in a staggered manner so everyone gets a good view, and there are roof gardens that serve as a perfect vantage point.

The Bartley site doesn’t have such nature spots directly surrounding it, but you can always take a 20-minute stroll down to the Bidadari side if you’re up for a bit of active fun.

Both these areas are near popular schools like Cedar Girls’ and the all-boys Maris Stella High School - good choices to aim for if you don’t want your kids to be distracted by the opposite gender while studying!

The only caveat, apart from the sky high prices, is the fact that these plots are pretty near the former Mount Vernon Columbarium. Something to take note of if you’re the superstitious sort.

#5: Tampines (Bedok)

Those who want a good balance of unspoilt nature and accessibility to modern amenities might find their answer in Tampines GreenEmerald. Located less than 10 minutes on foot from Bedok Reservoir MRT, this plot of land is also a stone’s throw from Temasek Polytechnic and the expansive reservoir itself - home to high-elements course Forest Adventure and kayak rental service PAssion WaVe.

It’s also smack in the middle of Bedok Mall and Tampines Mall, however you’ll have to take a ~20-minute bus ride as it’s a tad far to walk.

You’ll never run out of dining options here. Other than those found in the malls, there are also plenty of coffee shops, hawker centres, and neighbourhood establishments like FATCAT Ice Cream Bar, Thai eatery Nakhon Kitchen, and Lynda Ann bakery nearby.

November 2020’s BTO launch gives you many good options, with locations spread throughout all regions of Singapore. If you’re working with a smaller budget and don’t mind staying further away from town, the non-mature estates of Woodlands and Tengah are affordable options that will give you easy access to MRT stations.

Between the 2, Tengah may give you better chances as there are more units available, which increases the probability of your name getting drawn - although this really depends on the number of people applying as well.

Those with more cash to splash and a desire to live in a central zone can go for the mature estates of Bishan and Toa Payoh (Bidadari and Bartley). Otherwise, there’s also Tampines. All 3 mature estates offer good accessibility to MRT stations and put you close to nature.

Cost-wise, Tampines is the most affordable out of all the mature options, although it also has the least number of units. If you don’t want to risk fighting for very limited spaces, it might be wiser to ballot for a 4-room flat at Bishan or Toa Payoh instead.
